LANDLORDS
- Provide strategic advice on the implementation of dilapidations strategies to maximise the value of property assets
- Review of relevant lease and licence documentation
- Preparation of schedule of dilapidations and provisional costings following inspection of the property
- Submission of claim to tenant in conjunction with client’s solicitor where necessary
- Negotiation with tenant’s surveyor for agreement of settlement figure
- Scope of works may include for supervision and approval of works to be undertaken dependent on client requirements
TENANTS
- Provide strategic advice on the implementation of dilapidations strategies to limit and mitigate liability under Lease Agreements
- Review of relevant lease and licence documentation
- Consideration of the validity of the claim in accordance with the terms of the lease and dilapidations law
- Analysis of claim details provided by the landlord’s surveyor to ensure they are appropriate and undertaking negotiations to agree a suitable settlement figure or package of works to discharge dilapidations liabilities.
